Sales and Listings Stats Updated for the End of June 2014

Attached are the Sales and Listings Stats updated to the end of June 2014. Once again, the number of unit sales in Greater Vancouver hit a high, in this case not seen since April 2010. At the midpoint of the year, the total units that have sold in 2014 are up 22% compared to the same period in 2013 while the number of new listings coming on market in the first 6 months of 2014 is only up 4% compared to the first 6 months of 2013.  While sales levels have shown strong improvement year over year, benchmark prices are only now beginning to eclipse their peak from the spring of 2012. Detached homes in Vancouver are showing the strongest growth in Benchmark Price with gains being higher over the last 2 years. Overall, demand has strengthened in Metro Vancouver’s real estate market. All segments of the market have shown improvement – with detached leading the way. This summer could be a hot one in more ways than one!

Here’s a summary of the numbers:

 

Greater Vancouver: Total Units Sold in June 2014 was 3,452 – up from 3,331 (4%) in May 2014, up from 2,668 (29%) in June 2013; Active Listings are at 17,199 compared to 18,473 at this time last year; Month’s Supply of Total Residential Listings is steady at 5 Months (Balanced Market with areas of a Seller’s Market) and a Sales to Listings Ratio of 63% compared to 55% in May 2014 and 53% in June 2013.

 

Vancouver Westside Residential: Total Units Sold in June 2014 was 689 – up from 675 (2%) in May 2014, up from 595 (16%) in June 2013; Active Listings are at 3,093 compared to 3,095 at this time last year; Month’s Supply of Total Residential Listings is down to 4 Months (a Seller’s Market) and a Sales to Listings Ratio of 58% compared to 55% in May 2014 and 61% in June 2013.

 

Vancouver Eastside Residential: Total Units Sold in June 2014 was 373 – up from 369 (1%) in May 2014, up from 279 (34%) in June 2013; Active Listings are at 1,225 compared to 1,443 at this time last year; Month’s Supply of Total Residential Listings is even at 3 Months (a Seller’s Market) and a Sales to Listings Ratio of 68% compared to 60% in May 2014 and 56% in June 2013.

 

North Vancouver Residential:  Total Units Sold in June 2014 was 280 – equal to 280 in May 2014, up from 207 (35%) in June 2013; Active Listings are at 1,038 compared to 1,143 at this time last year; Month’s Supply of Total Residential Listings is even at 4 Months (a Seller’s Market) and a Sales to Listings Ratio of 70% compared to 58% in May 2014 and 52% in June 2013.

 

West Vancouver Houses: Total Units Sold in June 2014 was 126 – up from 106 (19%) in May 2014, up from 94 (34%) in June 2013; Active Listings are at 737 compared to 837 at this time last year; Month’s Supply of Total Residential Listings is down to 6 Months (a Balanced Market) and a Sales to Listings Ratio of 60% compared to 42% in May 2014 and 43% in June 2013.

 

Richmond Residential: Total Units Sold in June 2014 was 422 – up from 405 (4%) in May 2014, up from 308 (37%) in June 2013; Active Listings are at 2,440 compared to 2,366 at this time last year; Month’s Supply of Total Residential Listings is even at 6 Months (a Balanced Market) and a Sales to Listings Ratio of 59% compared to 47% in May 2014 and 49% in June 2013.
