Sales and Listings Stats for End of May 2013

Attached are the Sales and Listings Stats updated to the end of May 2013. As quoted earlier in May, “April Showers Bring May Flowers” – The market will grow! – We have seen May sales be the strongest in almost 2 years.  Greater Vancouver saw close to 2,937 residential units sold in May 2013, the most since June 2011. As well, there were only 5,840 new listings in May 2013, 3% below April 2013 and 18% below May 2012. Total Active Listings are less than this time last year, with Total Month’s Supply continuing to drop, finishing May at 6 Months Supply. This is down from a peak of 13 Months Supply in September 2012. Balanced market conditions continue to present in the market with a hint of market conditions favouring sellers in some market segments and areas. Buyer confidence is increasing along with demand, giving way to stronger market conditions. While not at the levels during the peak, it is a marked improvement from the last 2 years.

Greater Vancouver: Total Units Sold in May 2013 was 2,937 – up from 2,666 in April 2013, up from 2,837 in May 2012; New Listings in May 2013 were down 18% to May 2012; Month’s Supply of Total Residential Listings is down to 6 Months from 7 (Balanced Market).

 

Vancouver Westside Residential: Total Units Sold in May 2013 was 654 – up from 520 in April 2013, up from 574 in May 2012; New Listings in May 2013 were down 29% to May 2012; Month’s Supply of Total Residential Listings is down to 5 Months from 6 (Strong Balanced Market).

 

Vancouver Eastside Residential: Total Units Sold in May 2013 was 335 – up from 246 in April 2013, up from 313 in May 2012; New Listings in May 2013 were down 20% to May 2012; Month’s Supply of Total Residential Listings is down to 4 Months from 6 (Balanced bordering on Seller’s Market).

 

North Vancouver Residential: Total Units Sold in May 2013 was 217 – down from 227 in April 2013, down from 256 in May 2012; New Listings in May 2013 were down 15% to May 2012; Month’s Supply of Total Residential Listings is steady at 5 Months (Balanced Market).

 

West Vancouver Houses: Total Units Sold in May 2013 was 100 – up from 89 in April 2013, down from 104 in May 2012; New Listings in May 2013 were down 8% to May 2012; Month’s Supply of Total Residential Listings is down to 8 Months from 9 (Buyer’s Market).

 

Richmond Residential : Total Units Sold in May 2013 was 377 – up from 350 in April 2013, up from 273 in May 2012; New Listings in May 2013 were down 16% to May 2012; Month’s Supply of Total Residential Listings is down to 6 Months from 7 (Balanced Market).

Attached are the Sales and Listings Stats updated to May 26, 2013. Units sold in Greater Vancouver are on track to be the highest so far in 2013 – with East Vancouver already equaling the high of April 2013 with one week to go. New listings coming on market in May should be less than April and well below May 2012. Sales to Listings Ratios continue to be stronger this month than any other month so far in 2013.

Summary of May 2013 so far:

 

Greater Vancouver All Residential: Total Units Sold in so far in May is 2,232 (2,666 in April 2013) – should finish with close to 2,900 units sold; New Listings in May should be 5,800 compared to 6,049 in April 2013 and 7,138 in May 2012.

 

Vancouver Westside All Residential: Total Units Sold in so far in May 490 (520 in April 2013) – should finish with 590 units sold; New Listings in May should be 1,100 compared to 1,225 in April 2013 and 1,608 in May 2012.

 

Vancouver Eastside All Residential: Total Units Sold in so far in May 246 (246 in April 2013) – should finish with 310 units sold; New Listings in May should be 550 compared to 629 in April 2013 and 700 in May 2012.

 

North Vancouver All Residential: Total Units Sold in so far in May 166 (227 in April 2013) – should finish with 210 units sold; New Listings in May should be 450 compared to 519 in April 2013 and 517 in May 2012.

 

West Vancouver All Residential: Total Units Sold in so far in May 78 (89 in April 2013) – should finish with 100 units sold; New Listings in May should be 250 compared to 264 in April 2013 and 274 in May 2012.

 

Richmond All Residential: Total Units Sold in so far in May 298 (350 in April 2013) – should finish with 375 units sold; New Listings in May should be 700 compared to 700 in April 2013 and 873 in May 2012.
