SALES AND LISTINGS STATS UPDATE AS OF JANUARY 25

Sales and listings stats are attached as of January 25, 2015. The New Year has kicked off with strong activity in the real estate market. While sales activity is comparable to this time last year, the number of new listings coming market are less than this time last year. The number of units sold in Greater Vancouver so far in January are up 3% from the same time in January 2014 while the number of new listings so far in January are down 14% compared to the same time in January 2014. In most areas and product types in the market, multiple offers are occurring as buyer demand is continuing from the levels seen in the fall, if not more so. With fixed interest rates softening slightly and talk of possible variable rate declines or what should be declines. With declines in the price of oil and the fall of the Canadian Dollar, consumers are charged with weekly savings in their gas bill and the possibility of buyer activity from the south increasing.  A summary of the numbers so far:

Greater Vancouver – 1,369 Units Sold so far in January 2015 compared to 1,328 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 3,768 compared to 4,374 at January 26th, 2014. Sales To Listings Ratio is at 36% compared to 33% in January 2014.

Vancouver West - 261 Units Sold so far in January 2015 compared to 285 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 767 compared to 938 at January 26th, 2014. Sales To Listings Ratio is at 34% compared to 32% in January 2014.

Vancouver East – 144 Units Sold so far in January 2015 compared to 125 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 328 compared to 359 at January 26th, 2014. Sales To Listings Ratio is at 44% compared to 35% in January 2014.

North Vancouver – 96 Units Sold so far in January 2015 compared to 93 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 289 compared to 310 at January 26th, 2014. Sales To Listings Ratio is at 33% compared to 30% in January 2014.

West Vancouver – 45 Units Sold so far in January 2015 compared to 45 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 180 compared to 186 at January 26th, 2014. Sales To Listings Ratio is at 25% compared to 25% in January 2014.

Richmond – 202 Units Sold so far in January 2015 compared to 192 Units Sold as of January 26th, 2014. Total New Listings as of January 25, 2014 were 591 compared to 604 at January 26th, 2014. Sales To Listings Ratio is at 34% compared to 34% in January 2014.
